How do you get paid — and what does your advice cost me?
Your initial consultation is always fee-free and without obligation. We're typically paid a procuration fee by the lender when your mortgage completes; where any fee is payable by you, it is disclosed clearly and in writing before you commit to anything. No surprises, ever.
Are you actually regulated? How can I check?
Yes. Stone Private Finance Ltd is an Appointed Representative of The Openwork Partnership, a trading style of Openwork Limited, which is authorised and regulated by the Financial Conduct Authority (FRN 1017165). You can verify this yourself on the FCA's Financial Services Register at register.fca.org.uk — we'd encourage every client to check, with any firm.
Will speaking to you affect my credit score?
No. Our initial conversations and research involve no credit checks at all. When we obtain a Decision in Principle, most lenders use a soft search that doesn't affect your score. A full (hard) search only happens at formal application — and we'll always tell you before that point.
I'm self-employed / have imperfect credit. Can you still help?
This is where a broker matters most. Lenders vary enormously in how they treat self-employed income, contractors, bonuses and historic credit issues. A decline from one lender often means nothing at another — our job is knowing which doors to knock on, and in what order.
How much deposit do I really need?
Mortgages are available from 5% deposit, and some schemes can help with less. A bigger deposit usually unlocks better rates — the key thresholds are 10%, 15% and 25%. We'll show you exactly how much difference each step makes to your monthly payment before you decide.
When should I start my remortgage?
Around six months before your current deal ends. Most lenders let you secure a new rate that far in advance — so you're protected if rates rise, and if they fall before completion we can usually switch you to the cheaper deal. Leave it too late and you risk weeks on your lender's expensive standard variable rate.
Do I need life insurance with a mortgage?
It's not legally required, but a mortgage is the largest debt most families ever carry. We review protection as part of every case — life cover, critical illness and income protection — so your home stays your family's home, whatever happens. You're never obliged to take it, but we'd be doing a poor job if we didn't make sure you'd considered it.
